A 600-unit residential development on the slopes of San José with all parking buried beneath green roofs, freeing the ground level for a continuous park of trails, lakes, and community amenities shared by every resident.
Park Towers is a 600-unit residential development on the southern slopes of San José, Costa Rica, conceived as a building project inseparable from its landscape. Rather than placing towers on the land, the design buries the infrastructure — all parking is concealed beneath green roofs — and gives the freed ground back to a network of trails, amenities, and open park that connects every resident to the hillside. The buildings are positioned with careful view corridors between units so that all residents share the mountain panorama beyond.
Site amenities include two lakes, a dog park, a clubhouse, a food growing pavilion, an amphitheatre, and pickleball courts, all woven together by a continuous trail system. The lower towers feature green roof terraces that serve as additional gathering and relaxation areas, extending the park vertically into the building stack. The project is guided by four core principles: views in every direction, visual permeability and integrated connectivity, a park for everyone, and the return of built footprint to landscape.
